Preventive plumbing maintenance makes plumbing issues less common, and usually more readily repaired if they happen. Many people take a reactive approach to household plumbing problems, taking action only after they occur. The philosophy of preventive plumbing maintenance is simple: the most easily resolved plumbing problem is the one that never happens in the first place. Here are a few tips to help ensure that:
Keep Drains Running
Clogged drains are the most frequent plumbing complaint. Most are preventable by controlling what goes down the drain. Install drain screens to keep out scraps, hair and other substances that promote clogs. Don’t pour liquid grease down drains—it turns solid in plumbing pipes. Except for toilet tissue, any other paper products flushed down the toilet, including wipes, may block your sewer pipe.
Lower the Pressure
Household water pressure shouldn’t exceed 65 PSI. High pressure promotes pipe ruptures and leakage at joints. Causes of excess water pressure include a maladjusted pressure regulator at the meter. A qualified professional plumber can test your water pressure and determine whether the regulator is maladjusted or defective, then take corrective action.
Don’t Ignore Leaks
No amount of leakage from water supply lines is “normal.” Apparently minor drips and seepage may indicate major corrosion inside the pipe, which can lead to a total pipe rupture and expensive water damage. Consult a plumber ASAP about any signs of leakage.
Remove Minerals
If you live in a region of hard water, the dissolved mineral content can damage plumbing as it accumulates inside pipes and fixtures. Calcium carbonate deposits, better known as “scale,” restrict water flow and promote corrosion. It’s also a major cause of early water heater failure. Consider installing a whole-house water softening system to remove minerals and extend the longevity of plumbing.
Avoid Caustic Drain Openers
These harsh chemical substances can permanently damage plumbing and make expensive repairs necessary. If a clogged drain won’t clear using common DIY methods like hot water and a plunger, call a plumber.
